River Bend Condos New Orleans
248 Cherokee St. Condos

 A 3 story 40 unit gated complex near Tulane University and Audubon Park. Off-street parking, court yard,
pool, washer-dryer, and elevators. The units are flats meanig everything is on one floor and most are toenhouse style with the bedrooms on the second floor. There are two and one bedroom units ranging in size from 650 sq.ft. to around a 1000 sq. ft. for the 2 bedrooms units. The prices will range from the 90's to the 130's is the going prices. There hasn't been a lot of turnover in the last 2 years. The units are older but in demand because of location. The Condo fees are reasonable.  Close to the universities.

Commodore Condos
3300 St. Charles Ave

Classic living, newly renovated, on the world's famous Saint Charles Ave., street car ride to Tulane and Loyola Universities, hospitals, downtown, French Quarter, new bath, kitchen,granite countertops, refinsihed wood floors, new stainless steel appliances and fixtures, freshly painted, new carpet, and new roof.   Prime location for Mardi Gras, beautiful courtyard, and laundry room. The 31 unit renovation in 2004 features studio units which initially sold from 89k to 139k. These were small units starting at 380sq. ft. with the larger one bedroom units going up to 219k for the larger units. Some of the units are still availiable for sale
Also featured are the gated courtyard and fitness center. Call me to find out the details on which units are availiable. Most all the units are one bedroom units from studio to full size units.

Charles House Condos

 The Charles House is a 54 unit, 4 story building on the St. Charles Ave parade route. Features covered parking, 24 hour security, balconies, terrace with pool, and large rooms. The condo fee seems high but this does include electricty and water. The 2 bedroom units are 1300 sq. ft. with 2 baths and are approaching the 300k range. the one bedroom units are 800-900 sq. ft. with a bath and a half. The past sales on these units range from 150k to 180k over the last 2 years. All the units are flats. Many have been redone and have updates.

The Carol Condos

 The Carol Condos is a 13 story building with 143 units. The units feature valet parking, 24 hour security, parking, and the condo fees include electricity and water. Beauty Salon, restaurant, elevatorsCleaners, pool,and courtyard. The size of the units will vary from the efficiency units of 450 sq. ft. to the larger 2 bedroom/2 bath units of 1160 sq. ft. and up. The one bedrooms units have 760 sq. ft. of living. The one bedroom units will start in the 140k range and vary depending upon the updates and location within the complex. The 2 bedroom units will start at 200k and go up from there depending upon size and the amount of updating. All the units are flats.

St. Charles Garden

New condo conversion in 2004 on St. Charles Ave. featuring renovated units ranging from 209k to 229k depending on location,views,etc. Most of the units are 2 bedroom units with large living areas off a small kitchen. The bedrooms are a normal size. All the 2 bedroom units will have 2 baths. The kitchens have new cabinets, granite counter tops, wood floors, stainless appliances. There is a fitness center plus pool and courtyard. Gated parking. The building is a 7 story complex with units overlooking the courtyard, there are 93 units in the association. There are still some left so call for availability. There are also a few penthouses on the top floor. St. Elizabeth Condos

 Walk to St. Charles Ave from this brand new Conversion of 28 units in a residential neighborhood in the Gardner District of New Orleans. There are one and 2 level units with a price range of 375k to over 900k with most of the units being in the 400-500k range.All the units will have at least 2 bedrooms and 2 baths. Pool, parking in rear lot, elevators and CourtyardA little history of the Condos "St. Elizabeth's Orphanage, 1314 Napoleon. This 47,000-square-foot building, which once slept 300, consumes an entire block of real estate. Rice visited here as a child and has the witch Deidre Mayfair flee here from the First Street house at age 9. The Rices bought the immense building in 1993, and Anne peopled its stained-glass chapel with some of her 2,000 dolls.The orphanage is still famous as the site of one of Rice's vampire Lestat Halloween parties for 4,000. Since Rice's sale of the orphanage, the building has been transformed into condos." These units are being completed as I am writing this so there are no resales but some units are left for sale and will be completed in the near future.  Larger units and more upscale than 1441 which is across the street. These units will range in size from 1500 sq. ft. to 2000 sq. ft. with the most recent sales from 300k to 400k depending on size and condition.The 5 story building has 16 units, 10' ceilings, wood floors, garage parking, bay windows, on site maintaince, and storage area. The building is 80+ years old but has been completely renovated. Walk 2 blocks to St. Charles Ave. and you are a few minutes via the street car to town.  Many updates have been done to many of the units.

 1441 Jackson Ave Condos are a block off St. Charles Ave. Its a 5 story building with 28 units of mostly 2 bedroom/2 bath units of approx. 1100sq. ft. The recent sales were just under 200k for these units. There are a few one bedroom units with the last sales of 139k for 700sq. ft. Large rooms, 8 ft. ceilings, galley kitchens, secure building, assigned covered parking, elevators, common area downstairs, pool with courtyard, and doorman. Convenient to streetcar and downtown. Some units will have more updates than others as the building is approaching 30 years old. Tree shaded area with lots of Oak trees in an uptown residential area.
