       The Condos at 7444 St. Charles is unique to the New Orleans Condo market as that the complex is rather large with parking, courtyard, and pool to be on the prime street in New Orleans.

     The 3 story building surround a tropical bricked courtyard with fountain. Built in the 1940's is another unusual aspect to the association as most other associations were built in the 1930's and later in the 1970's on St. Charles Avenue.

    Most of the units are 2 bedrooms bit there are a few one bedroom units. The 30 condos have been well maintained and there are few that turnover.  Being so close to Tulane and Loyola Universities many buyers were families of students and they decided to keep them as rentals or a second home. Being on the streetcar line and down the street from Audubon Park are big draws.

    There is an elevator to the floors off the courtyard.  The entrance is gated as is the parking lot and pool in the rear. There is a large side yard in addition to the courtyard to sit and enjoy the outdoors.  The two bedroom units will differ in size, views, floor plans and how much they have been updated.

    The updates and views are one of the more important factors when setting prices.  The units are old enough that many have seen extensive renovations and while others may look tired and old. The best updates are getting rid of carpet, updates on the baths and kitchen.

The 7444 St. Charles Ave condos is a 30 unit complex in Uptown New Orleans with one and two bedroom units in a 3 story building that were once apartments most likely built in the 1930s or 1940s. You can walk to Tulane and Loyola Universities. Ride the St. Charles Ave Streetcar line and walk to Audubon Park several blocks away. The one bedrooms are around 700 sq. ft of living area. The units have an unusual amount of common areas.

The units have parking in the rear lot, swimming pool, common areas, courtyards, elevators, bar-b-Que and picnic areas. Many of the units have hardwood floors and lots of windows for light. The condo fees cover common area  upkeep, insurance, parking and water. The condo fees are moderate. Great place to live if you want to be close to the Universities and Audubon Park.
