The conversion of the 5607 Prytania condos was completed in 2010. It was very surprising in that the market was not that great. The developer sold out of the 12 condos in a 60 period.
Credit the developer for great work, good prices and a good location. Most of the units were one bedroom units that were totally redone with bamboo floors, new kitchens,and baths. The one bedrooms were 611 and 641 sq. ft. of living. The one bedrooms went for 168k and 176k.
There were four 2/1 that sold in the 219k range. There was no parking but the location and quality of the workmanship overcame the lack of parking.
Every unit had a lot of natural light which made the units feel larger. This was more than likely built in 1920 as an apartment complex and that is when this Spanish style was in vogue in New Orleans.
The location of the complex was a key in getting the condos sold quickly. They were near Children's Hospital, Audubon Park, Tulane University, Loyola University and in an Uptown neighborhood. Neighborhood condo conversions tend to do well in New Orleans.
