Old Metairie is a mixture of old homes and new homes, the new homes will generally be in the 500k+ range and up as the lots to build these homes are in the 200k range. There will not be very many homes in the heart of Old Metairie for less than 200k.Old oak trees line many of the streets in the heart of Old Metairie. Many of the older homes have been redone or updated , putting additions on is common in the area. The phrase teardown is used when the underlying value of the lot is equal to that of the house and the lot. There is still a solid demand for the small houses because of this. Several streets are zoned for townhomes and they are springing up in several areas because land prices remain high. Delimon Place is a townhouse development plus condos. The other townhomes are generally between Metairie Rd. and I-10 where zoning allows. There will also be a lot of mispricing in this area because each area is different and each seller thinks they will get top dollar for their home. The condition of the homes will vary to a wide degree making the square footage method of pricing somewhat faulty in this area for the older homes. |
Old Metairie runs from Causeway to the Orleans Parish Line and between Airline Highway on the south and I-10 on the north. Metairie Road runs through the area past shops,small strip malls, although the area remains primarily residential property. |
