Delimon Place Town homes
The Delimon Place Town homes is one of the few upscale developements that combines town homes and condos into a planned community. The location is great. Its close to everything. Its an easy drive to City Park, Downtown New Orleans, The French Quarter and the New Orleans Airport. The taxes are low. The crime is almost none. Walk to nearby stores, coffee shops, grocery store, and more.
The 125 town homes are all about 3000 sq. ft. give or take a few hundred sq. ft. of living area. Most are 3 stories with a large room on the 3rd floor. Many of the units will have elevators. Built in the mid 1980's the values will depend on how much the town homes have been updated since that time.
There is not a lot of turnover as people make this their homes. There is a $500 per quarter home owners fee. The have termite contracts and that fee is about $250 per year. The area is in flood zone X which means flood insurance is not needed. Most likely never even had water in the streets.
The town homes have two car garages behind or in front of the homes. Below you can see the variety of styles and how the streets are layed out. There is a pool and courtyard at the rear of the complex before you get to the condo section of the development.

The Delimon Place Condos are part of the Delimon Place Townhouse and condo development. It is in the prime spot of Old Metairie. The Delimon Condos are actually two Condo associations. All the units are high end but much cheaper than the townhomes that surround the condos. The 125 townhomes are in the front of the condos. The development was completed in 1994 and features limited access and a special detail of the Jefferson parish police for your added safety.
The Lower Pontalba Condos which are the units on Rue St. Ann, Rue Saint Peter and Rue Dauphine. These are generally mostly two bedroom units that surround a courtyard and pool area. Each of the units will have a balcony that is either a courtyard or exterior view. Many of the units have been updated since they are about twenty years old. All the units are flats and have a similar layout. The building and the development are very secure. The units are off interior hallways. There are several elevators for the three story building. Most of the residents tend to be seniors. The grounds are well maintained and great for walks in the development.
The Upper Pontalba units have a mix of larger and more expensive units. The Upper Pontalba consists of the Rue Burgundy and Rue Rampart and are behind the Lower Pontalba as you move towards the rear of the development. Some of these units have garages. There are 3 bedroom and 3 bath units that approach 3000 sq. ft. The prices also go up as you get into the larger units.
There is not a lot of turnover in these Delimon Condos as its viewed as a permanent home by many of the residents who are seniors and have opted for more care free nature of owning a condo. the amenities include a small gym, very large courtyard and pool, termite contract, water, insurance, maintains exterior, balconies, interior entry, on site management and beautiful landscaped grounds.
