The Audubon Trace Condos were built as condos in 1984 on 15 acres between Jefferson highway and River Road. There are 237 units. Most are townhouse style units ranging from 1018 to 2005 square feet of living. A few of the larger units have garages. There are five basic floor plans. There are not may one bedroom flats at all.
The condos are well maintained and managed. The grounds are well kept with lots of common area grass and trees. Parking is easy and most can park very close to their units. Its easy for guest and a second car. There are two swimming pools in the complex. Pets are welcome and love to walk around the complex.
The Audubon Trace is next to Riverdale High School. You walk out the back gate of the condos and you are right at Jefferson Playground. It is one of the larger playgrounds in Jefferson and goes from the gates to the River Road and the Mississippi River Levee. Great for those that like outdoor activities.
The condo fees cover a lot of the common areas and upkeep of the grounds. The buildings are maintained very well. Insurance is included in the condo fees. Flood insurance is included but the grounds or buildings have never flooded. The electricity is on you. Pest control and termite protection. There will always be a large reserve fund in case it is needed.
Many of the units have been updated over the years so few are origional. Kitchens, baths and floors have received the most updates.
It's just a great place to live with low taxes. Easy access via several different highways to New Orleans, Metairie, New Orleans Airport and to the West Bank oc the Mississippi.
As you can see by the maps that the Audubon Trace Condos are not that far from downtown New Orleans and Uptown New Orleans. Easy drive to LSU and Tulane medical schools. A Long walk to Oschner Hospital. Near Elmwood Shopping which is one of the bigger shopping areas in South Louisiana.
The Condos are in the center of more than one would think...
