The Krauss Condos at 1201 Canal Street my be the only condos on Canal Street. The condos and apartments span 2 blocks back from Canal Street. The front building are apartments and the rear building is the condos. At one time before Katrina all of the units were scheduled to be condos. The developer was forced to change plans and sell only about half as condos.

The Krauss Department store was opened in 1903 and expanded over the years to take up to city blocks and 300,000 sq. ft of space. The high ceilings and concrete construction is from that era when Krauss was one of the largest departments stores in the South.

The 111 condos on the rear building are within blocks of the French Quarter and blocks from the Warehouse District. The neighborhood is steady improving.

The condos have a lot of nice amenities that include a roof top pool and bathing area. An gym that is well equipped. A lounge for meetings and parties. The condos still have moderate fees. I think that is because they share these amenities with the leasing units in the front building.

There is 24 hour security, valet parking, and the interior of the building is well kept up by the management that is on site. The parking for the condo units is on the first floor of the second building with elevators to the units above.

There are a few one bedroom units but most are two bedroom units that feature large windows, high ceilings, open kitchens, concrete beams. Some units will have interior views and some will have street views. Since the condos are not that old being completed in 2007-2008 most of the units are in nice shape.

The Krauss Condos are in the Warehouse District but almost in the French Quarter. The location is now great for the new medical center that is not far away on Canal Street.

The 1201 Canal Condos are a new project which are almost sold out. It was formerly the Krauss Condos. It was a fatality of Hurricane Katrina and cost issues after the storm in 2005. It is now 233 apartments and condos. The expected finish date is the fall of 2008.

Many of the original Krauss buyers also bought into the revised project. The building is technically in the New Orleans Warehouse District but is much closer to the New Orleans French Quarter.
