The Magazine Place Condos on the corner of Julia and Magazine are in the center of the New Orleans Warehouse District.    

      This condo is a townhouse style unit with the first floor of the unit being on the second floor with the bedrooms being on the 3rd floor.  You are steps to the elevator and steps to the stairwell to the rooftop area.  The condo faces an interior space or courtyard. There is a balcony and several windows for natural light off the living and dining area.

     The condo features very high ceilings downstairs, wood floors, half bath, and updated kitchen.  All major appliances will be left with the sale.  There is a large pantry in the kitchen.  The kitchen features granite countertops, custom cabinets, microwave, range-oven  and modern lighting.  The lighting has been updated, the stairs were updated with wood steps.  All the baths are in great shape.

    The upstairs has a master bath and large master bedroom.  There is ample closets.  The second bedroom is a guest room or office.  This is the top floor of the building and in the master you can see the city skyline.  There is plenty of natural light but you do not get the hot sun shining in. The placement of the unit makes it very quiet.

     The unit is 1065 sq. ft but seems much larger than that.  The master is 13x16 with the closets in the entryway.  The monthly condo fee is based on the square footage of the unit and is $399 per month.  This takes care of the insurance, upkeep of the common areas, water bills, management of the building, common electricity, elevators, security systems, parking lots and garage.  These are moderate condo fees for a unit of this size.

   The condition of the unit is premium and should be ready to move right in.  The parking spot is in the secure parking lot that open to Magazine Street.  Parking is not tough so visitors can generally find a nearby spot on the street or nearby paid lots.  

     The Magazine Place Condos was once a meat packing and sausage making facility.  It was later added onto.  The red brick structure was the original building.  By Warehouse condo standards this is not a large complex nor a small one.  With 55 units it is a medium size complex spread over three floors and in two separate buildings.  Completed and refurbished they were sold as condos 5-6 years ago. 

        The amenities include a nicely equipped gym on the first floor.  A Spanish style courtyard as you enter the building from Magazine Street.  90% of the units have parking in the lot or basement below the red building.  There is a rather large rooftop area with grills and a hot tub for the residents overlooking Julia Street and the skyline of downtown New Orleans.

         The condo fees are moderate and seem to be well managed with no major assessments that I know of since being converted into condos.  The units in the red building tend to be smaller and there are not townhouse units as there are in the new building.  

         The parking is secure as is the entrance. You can have your calls routed to the cell phone to let people in.  There are keys and a swipe card to obtain entrance to the building and a clicker to get into the parking lot area.  This unit has parking lot space #39.

        Magazine Place is seven blocks to the French Quarter, four blocks to the Riverwalk, and 5 blocks plus to the New Orleans Arena and the New Orleans Super Dome.
