     About the Condo Association--The Rotunda is a 68 unit complex of one and two bedroom condos. The more expensive units come with parking and the least expensive units do not. However you can park in the Emeril's lot for $110 per month as per agreement with the lot and the developer. This unit has parking spot #60.  You do not own the spot but can have it as long as you pay. Its across the street.

    330 Julia Street is in the middle of the New Orleans Warehouse District.  Its an easy walk to the French Quarter and all the things to do in one of the quickest growing areas of New Orleans
.  Being in the center of the New Orleans Warehouse District is a big deal when you compare all the condos in the area.

    The Rotunda features a large rooftop deck with great views of the city.  There is a small plastic pool which is called a swimming pool.  There is a club house on the rooftop area as well. There is a gym on the first floor where the elevators area.  The secure lobby and parking are easy to navigate to and from the condo.

 Condo 323 has a lot going for it....

    You have a Julia Street view from your living room and bedroom. Natural light from both windows makes the unit look bigger.  The high ceilings, crown molding, lighting fixtures, wood floors, blinds, new kitchen, stainless appliances, stone counter tops make this a premium condo forthe Warehouse District.  You can park for $110 per month in Emeril's parking lot across the street. 

    Updates include a new a/c in June of 2010 that is very energy efficient.  Its a 16 Seer unit.  Much better than you would get from the developer. Owner replaced the ceiling fan and runs very quietly. Ran surround sound is in the living room. The unit is freshly painted
and has that professional decor look. It looks like a designer unit with lots of small upgrades.  This condo blows away the developers units in the building.

    The condo measures 695 sq. ft of living. The condo fees of $230 are very moderate by Warehouse District standards.  These do include water, insurance, upkeep of exterior, and everyday maintaince of the building. 
   The living area and bathroom are large for a warehouse condo. There are several extra closets and a washer/dryer in the hallway. You are steps to the 3rd floor elevator as you are in the front of the building.  The kitchen looks like its brand new and shows no wear and tear.
