    Its a great combination of an elegant condo with the New Orleans Warehouse feel.  The penthouse features wood milled  floors, high ceilings, exposed brick and beams, large windows, city views, gigantic terrace and plenty of natural light.  Then add a gourmet kitchen, master suit, master bath suit, large rooms, plenty of storage and many other details that you would expect to see in a condo built by the developer.

   The  Federal Fibre Mills is one of the first Warehouse District conversions in the New Orleans Condo market.  The building was used during the New Orleans World's Fair of 1984.  The monorail actually came into the building that house the German Beer Garden.  Many of the features of the old rope factory will never be duplicated.

      The complex has a tropical courtyard and pool in the rear of the building.  There is a gym and bathrooms near the pool.  The secure entrance is manned most of the day and night.  The manager has an office on site.  Parking is help a block away and is gated.  You can rent a second space but you get one with your purchase. 

     The one oddity is that the entire complex has an a/c chiller system.  The a/c is in the condo fees and you do not have your own unit but can cool it anyway you wish.
