The Condo #223 at the Federal Fibre Mills Condos has some features that most people want in a condo in the Warehouse District. The unit itself has high ceilings, new wood floors, exposed brick, large windows, morning sun and plenty of natural light.
The Federal Fibre Mills has one of the best common areas in the City Of New Orleans. It features a lobby that is second to none. You have security at the desk round the clock on Friday, Saturday and Sunday. The other days the desk is manned until 10 pm. The on site management is on top of the issues that come up in the day to day operations of a condo complex.
The condo fees seem high but you have to see what you get for the money. The condo fee does include the air conditioning which is on a central system but controlled by each unit. In New Orleans we use the A/C almost every month and full time during the Spring, Summer and Fall. The pool, gym, grills, gardens are always in great shape. The windows in the entire complex have just had a face lift so the major assessment has been finished.
This condo has some nice view of the Street, park across the street and nice light in all rooms. You have a large loft bedroom and bath up and a master down with full bath. Closet space is nice and has much more than other units in the building.
The kitchen was redone in 2010 along with the new wood floors on the first level. The living room and breakfast area are off the kitchen. All appliances stay plus the washer and dryer in the close near the kitchen and breakfast area.
The condo is 1035 square foot of living. Condo fees of $542 with very low electric bills and plenty of services. Pets are welcome but there are limits. People in this area love their pets.
The building is very popular as second homes, medical residents and students at LSU and Tulane Medical schools. The building is very quiet and well insulated with the thick brick walls.
