Every Now and Then You do thing that you know to get a property sold and it does not sell in a 6 month period. I then have to think what the reason may have been. In this case it seems to be timing. The condo was very nice, The Price was good,, The Condition was great. The location is not as popular as it once was. I expect the association to pick up now as people see the value.
We got one offer that was too low. I got about 40 prospects to view through open houses. I did at least 6 open house. We got 25 agents to show the unit. Three other units sold during the listing period. One was larger and two were smaller. Passed out numerous, took great photos, ads and we still did not get it sold...Had a small price reduction to see if that would help bring more exposure.
An agent can spend time and money to get it sold it does not happen....Then we do not get paid so we have to figure out why it did not sell at this price....
My conclusion is that the period from March to August is the best time to sell a Condo at Audubon Trace. With rates so low many can buy and easily live cheaper than rent with all cost considered. You can go Uptown where the Market is hot and pay over 100k more than in areas of Jefferson....Time will tell if I am correct....
