Elmwood Oaks Condos in Harahan, Elmwood Business Park

     One of my favorites for this price range is Elmwood Oaks Condos in Harahan.  Getting a two bedroom in a well maintained complex is not easy to do in the Metro area in the 150k range.  Located in Elmwood Park Business Center its close to businesses and shopping.  It is also quietly tucked in a very private area of the development.
     The condo fees are very reasonable at $168 per month that includes water, insurances, upkeep of common areas.  Parking for you and guest is easy.  Elevators to third floor.  Secure entrance to hallway where the units are all located. The condos are spread out even though there are 101 condo units of one and two bedroom units.  Most of the units are two bedroom condos. 

    The condos all have a balcony or a patio with an outside storage area.  They all have entrances to a secure hallway.  The complex has a large pool, tennis courts, large common areas and lovely landscaping.  The residents are a mix of young, medium and older folks.  Always someone around for that neighborhood feel.  The fact that there are no more than 2-3 sales per year keeps values up. 

   Condo #336 is a third floor corner unit in the back of the building.  The third floor units have vaulted ceilings in the den. Along with a wood burning fireplace.  You have access to the balcony from the den and the second bedroom.  The updates include wood floors, crown molding, and a recent  paint job.  All the appliances will stay with the unit. The washer and dryer are full size units.  

    The kitchen counters are new, new tile floors in kitchen.  The open floor plan has the combination den and breakfast areas with the fireplace and balcony at one end.  The condo faces North nad South so the direct sun is no issue.  The utilities bills have been low for the current owner.

   Elmwood Oaks Condos were built as condos and are not an apartment conversion.  What sets this complex apart from all the complexes is the common areas that are so well taken care of. 

    Taxes are reasonable in Jefferson Parish. Getting the homestead exemption and paying 150k, your annual taxes are under $800 per year. At an interest rate of 5% you notes would be $810 if you borrowed 150k.  You only add taxes and condo fees to that number. You have your interest deduction and you can live hear much cheaper than renting.
