     The Avante Garde condos in Kenner off West Esplanade past the Esplanade Mall is a large complex by Kenner standards.  The gated community has plenty of grounds and common areas.  The common features several pools, a tennis court, meeting rooms and on site management.  Its about a mile from the Esplanade Mall in Kenner and a short ride to the I-10 entrance to Baton Rouge and New Orleans. 

     The majority of units are two bedroom units.  Pets are allowed and many condo owners have pets.  The age of the complex is about 25 years old.  Most of the units have had some sort of updates through out the period.  Looking for a nice unit under 150k this is the best spot in Kenner or Metairie for this price range.

     These are FHA approved which makes for an easy down payment and less fess from the lender.   Living here can be much cheaper than rent.

     Many of the units have been updated from the origional states so the values will vary depending on what units have been updated.

Unit #144 is an end unit in the middle of Avante Garde Circle

    Unit 144 is a 2 bedroom and 2 full bath unit that is an end unit.  Its roughly 1100 sq. ft of living that does not include the screened balcony porch. The unit is freshly painted and the new wood flooring and newer give the condo an updated look. 

     This Avant Garde style of condo is my favorite and several of the reasons are that it has vaulted ceiling with sky lights.  Parking is easy and spots are assigned but there is plenty for visitors.   There is a visitors spot right outside the fornt door along with an assigned spot for the unit.  This is an end unit so there is no one above you or on the side of you. 

     All appliances stay and they includes frig, stove and microwave.  The condo fees are $180 per month and there is a current assessment in place of $70 per month until August of 2009.  The washer and dryer are new but the sellers are taking those with them.

Kitchen is large enough for a small table, kitchen not new but very functional.

The master has it private bath and gets plenty of morning light.

Screen porch is off the den that overlooks the the common area.
