Metairie/Kenner/Jefferson Condos 


Metairie Condos, Kenner Condos, all the better known Jefferson Condos associations are reviewed to give you a feel for each.  These are not all the condos but will give you a good idea of what, where, and how much the various condos are. 1500 W. Esplande  Price Range $120'S AND $130'S


Rue Chardonnay Condos in Kenner are acroos from the Esplanade Mall with 277 units. All the units are townhouse units. The best feature is the sizes of the units. Most of the units are 3 bedroom units with 2 large bedrooms up with one bedroom down. The 3 bedroom units are about 1700 sq. ft. of living area. The condo fees $220 range. The fees cover water, common maintaince, exterior maintaince, termite, and flood. The 2 bedroom units are 1400 sq. ft. The complex is large and spreads outover a large area. The units feature wood burning fireplaces,
attics for storage, small patio off the kitchen, swimming pool, tennis courts, washer/dryer hookups, large master. One reserved parking space per each unit. Condos are 23 years old and are currently being resided with hardy board which really looks good.

Avante  Garde Condos , Kenner    
W. Esplanade Price Range $100'S TO 130K$


 Avante Garde Condos are 249 units of sevrasl different styles , one level units, ground floor units, and townhouse style units. The units are grouped between common areas that feature pools, tennis courts, and walking areas. Your parking areas are near the units and there always seems to have enough parking. The townhouse units are 1600sq. ft. The popular units are the 2 bedroom units of about 1100 sq. ft. There are more of these that the other type of units, these are flats but most have stairs leading up to the units but there are some ground floor units. The complex is gated. Pets under 35 lbs. are allowed. Many of the units have been updated. 

Bordeaux Village, Kenner       
Price Range $110-$130


 Bordeaux Village is 75 units in a residential neighborhood in Chateau Estates in Kenner. The 75 units are a fee simple townhouse meaning you own the land and you are responsible for upkeep on your unit. The exterior maintenance of the units are at your expense. This means the condo fees are low [$58]  and cover yard maintenance,pool,etc. There is plenty of green space and parking is easy as the layout is to have four or five units grouped together. There are mostly 2 bedroom units and some one bedroom units. The sizes will vary with some of the 2 bedrooms being of the loft variety. Fireplaces, Cathedral Ceilings, Fenced Patio, Great Room, and plenty of light. The sizes will range from 1200 sq. ft. to 1600 sq. ft. The 2 bedroom units will start in the 120k range depending on size and layout. The one bedrooms are less. 

Cobblestone Village, Kenner
730 Village Road  Price range 90k to 120k


 Cobblestone village is 56 units adjacent to the Chateua Country Club in Kenner. All the units are flats meaning they are on one floor. There is a combination of 1 and 2 bedroom units. The one bedroom units will sell for around 90k with the 2 bedroom units going in the 120k range. Features club and pool with some units having garages and there is enough parking for all. One bedroom units are 850 sq. ft. and the 2 bedroom and 2 bath units are 1200 sq. ft.The condos fees are $150 per month with a specail assessment of $100 per month for 18 months to cover the cost of new siding and new roofs. Most condo fees will not cover a massive overhaul of replacing roofs and sidings so everyone has to chip in to upgrade. Once this is done the property appreciates in value.

Audubon Trace Condos, Old Jefferson
Jefferson Highway Between Causeway and Clearview


 Audubon Trace in Old Jefferson sits between Jefferson Highway and River Road on 15 acres of tress and paths. You are steps away from Jefferson playground and a short drive to Elmwood, Uptown, Oschner, and many close in points. Features landscaping, pools, Tennis, winding roads for walking. Pets are allowed. Most of the units are 2 bedroom units that vary in size and configuration. The prices will range from the 150k range up to 210k for the larger units with garages. Most all are townhouse style with the living area and bedrooms on different floors. Balconies and fireplaces are the rule with amny styles having plenty of light and vaulted ceiling to make the living areas seem larger. Your condo fees will run 220 to 300 per month. There are some 3 bedrooms but those don't come up for sale as often because there are fewer. The sizes range from 1250 sq. ft. to 1650 sq. ft. Security at nite with a maintaince staff on duty daily. Pecan Grove Townhomes, Old Jefferson

 The 46 Pecan  Grove townhomes  in Old Jefferson have proved to be very popular because the older units are only 4-5 years old. The units vary a little in size but all have a garage, 3 bedrooms up, nice size dens that open onto a patio. They range from 1585 sq. ft. to 1680 sq. ft. and are going to be seling above the 200k range. The townhomes are fee simle but there is a $95 fee per month for common maintaince and upkeep of green spaces. All units feature fireplace, french doors opening to patio, shower and tubs in the master,crown molding, and various upgrades per unit. the last units were finished in 2002 and sold for the 179k range.

Elmwood Oaks Condos, Harahan 70123
832 S. Clearview Next to Elmwood Business Park 


  Elmwood Oaks adjacent to the Elmwood Business Park near Jefferson Highway has been very popular because of price and location. Most of 101 units are 2 bedrooms on one level but there are a few one bedroom units. Secure entrance through a hallway. There are full size washer/dryer hookups. Each unit has a balacony or patio. the 2 bedroom units are over 1000sq. ft. and would sell around the 120k range depending on condition. The one bedroom units are under 80sq. ft. Some fireplaaces and vaulted ceilings, pool, tennis courts, attic space, parking, and reasonable condo fees of between 100k and 150k per month. Units are spread out so you dont get that cramped feel. Elevators are availiable in the two level buidings. FHA approved so live here and own at a lower month note than the Creeks in nearby River Ridge.

Tree Tops Condos, Metairie
4000 Block of Division between Vets and W. Esplanade


 Tree Tops in the 4000 block of Division offers townhouse style condos. The 57 units  are close to Lakeside Mall. You have a small galley kitchen that open onto a large living area that opens onto a fenced patio. The bedrooms are upstairs. There is a full size washer/dryer hookups down. The condo fees are $150. All the parking is in the front of the units and on the sides. Small pool in the middle of the units. The units are selling in the high 80s and 90s depending on condition. All the units have the sam floor plan and generally sell fast because they are a good value.  

One Metairie Place, Metairie
Metairie Lawn Between Vets and I-10


  One Metairie Place is noted for its completely refurbished units and its close in location in the heart of Metairie. The units were redone in an upscale fashion with crown molding, granite counter tops, stackable washer/dryer. Gated parking, small pets, elevators, salt water pool and mail room. There are 3 separate buildings with the first 2 phases completed since 2002. The 3rd phase is in progress. The one bedroom units will be in the 90s and the two bedrooms units in the 145k range and up depending upon the size and style. Condo fees are $192 and include gas,water,insurance, and upkeep. Metairie Towers Condos, Old Metairie

 Metairie Towers on Metairie Road near the parish line offers all flats with elevators. The 129 units are on 5 floors with a security office on the main floor. There are one and two bedrooom units with what seems at first to be high condo dues but included in the fees are security, 24 hour management, cable TV, electricty,pool, and upkeep of the exterior for $290 and $360 per month. The large masters are nice with the sizes ranging from 500 to 1200 sq. ft. The lcoation is a short distance to the grocery and Old Metairie shopping areas down the street. Prices-----

Delimon Place off Metairie Road Lower Pontalbo Condos


 Delimon has 2 condos associations and several buidings that are very similiar that are very much alike.
 Lower Pontalbo      401 Rue St. Peter,  400 Rue St. Ann, 801 Rue Dauphine, and 800 Rue Burdudy
Both of the units have 114 condos that are 3 stories and overlook an inner courtyard with pool. All the units are entered through interior hallways. There are elevators in each of the buildings. Delimon itself is a gated communtiy itself with building haveing its own monitored security. The units open either onto the courtyard or to the outside. the units offer washer/dryer, fireplaces, storage areas, balconies, large  2 bedrooms with 2 baths, and workout areas. The units are 1400 sq. ft. and will range in price for the mid 200k range to almost 300k. There is ample parking and plenty of area and green space with Delimon to walk and exercise within the gated community. The condo fees will range from $275 to $285. You are close to Old Metairie shopping and Metairie road.


Pontchartrain Place Condos, Metairie Bucktown

 Pontchartrain Place Condos are in Bucktown area of Metairie near West End and lakeview overlooking the lake and a short walk to the marina. The 93 units have limited access with a garage on the first floor. The units feature a pool, clubhouse, and cabanathe buildings are 19 years old with many of the units having been updated. There are one and two bedroom units form 600 sq. ft. to 1000 sq. ft. of space. The tow bedroom units have 2 baths. Balconies to enjoy the cool summer breezes. The condos fees range from the $160 to $225 range. You will have to call me on the pricing as there have not been many for sale in the past year.



 Condos offer you a choice to own something and have the same financial benefits of owning without the upkeep and hassle of a yard. You will pay condo fees that cover such things as general maintaince, yard care, termite contracts, water , and other items that vary with the accociation. There will be a choice of condos for the beginner that cannot afford a house and the choice to down scale and have things taken care of for you. Since land is expensive in this area your largest savings come from not have the lot price in the cost. My son in law bought a condo in Rue Chardoney in Kenner because he could get 1700 SQ. FT. 3/2 for in the 120s where a comparable home would have cost him 40-50k more.
 There are several types of condos in styles and in legal status

1. Fee simple where you actually own the land and the fees are for the general area upkeep. There are not many of these in the area but an example of these is Bourdeaux Village in Kenner which does have low condo fees but you will be required to most of the maintaince yourselves.                            
2. Conversion from apartment complexes that have the look and feel of an apt. but you own your apt. These are generally cheaper and do not have washer and dryer hook-ups.
3.Condo developement, Built as a condo developement that has pool, tennis courts, and more green space. They are usually larger units for families and people that do not want a home.
4.High Rise condos, these are going to be more expensive and are generally built for location and a view such as the warehouse conversions and the new condos along the lakefront.
