The Rotunda Condos located at 330 Julia Street are in the process of converting to condos from apartments. The 68 units were turned into apartments in 1989 form a building that was once a grocery company built prior to 1910. The building has 1,2 and 3 bedroom units with units facing the street and the courtyard. The project is being marketed by Talbot Realty
The Rotunda units have a secure access, per friendly, high ceilings, crown molding, evevators, washer/dryer in each unit, with off street parking availiable nearby. There are 68 units but only 30 parking spots. The more expensive units will get parking. There is parking to be had in nearby lots and garages on a contract basis. Most of the units have high ceiling and a decent amount of light. The interior units have large windows and some with sky lites. There are some nice townhouse style units in the one and two bedroom units. The best units may be facing Julia street of which there are some larger one bedrooms along with a couple of two bedroom ones. The complex is under renovation and should be finished in a year as the units are getting remodeled as tenants tentants move out or decide to purchase or move. The bottom floor is commercial and parking.
The one thing I noticed is that there is a decent amount of storage in the units and that the living room areas are larger than most. The kitchens are small but nice. There are a few units you can buy like they are and redo them yourselves. The resale value is to have the unit updated as few people would like to redo it themselves. I would give it a thumbs up due to the location and that in the end it will be a demand location in the Middle of the Warehouse District.
