The Mills Rows Condos are new construction in the New Orleans Warehouse District on the corner of Tchoupitoulas and John Churchill Chase. The developer HRI Properties is one of the premier developers in the New Orleans Market.The five story building is unique in several points, the construction was all concrete with the various pieces put together on site. The 10 inch thick were constructed on site by Ellis Construction Company. The Complex is directly behind the Federal Fibre Mills, one of the oldest conversions. The building will fit in as it is being finished to look older than it is. The 31 units are mostly one and two but there is a three bedroom penthouse. Most of the units will have parking on the ground floor.It rare to have new construction in a hot area of the warehouse district.The condo fees are roughly .43 cents per foot which is reasonable in todays market.The units are priced from 189k for a one bedroom unit without poarking to 415k for one of the larger 2 bedroom units. The Mills Row will also have many balconies, elevators, gated security, new kitchens, new appliances, new a/c and heat. The living areas have wood floors with the bedrooms being carpeted. The cabinets are maple.The appliances are stainless steel. The units are scheduled to be completed early in 2007. The Units were being constructed when Katrina struct New Orleans and had no damage. The Warehouse District generally fared well and had no flooding.
Update- As of the fall of 2007 over half the units have been sold and the complex is almost 100% complete. There are a couple of real nice units left for sale. I have sold two units to date to some very nice professionals whom will make Mills Row their home.
