The 7 story 1750 St. Charles Ave. Condos building built in 1980 is was converted into 221 condos in June 2005. The units sold out in about 3 months. The units were  being used as rental units known as the 1750 St. Charles Ave apartments. . The sales prices was be in the range of 230-240 per sq. Ft.  Most of the units are be one and two bedroom units along with a couple of large 3 bedroom units with the sales prices being from 204k to 279k. The units have an upgraded  renovated package that is well worth the money adding an additional 25k-30k for the units. The units have appreciated since the pre-sale days. The units on the 5-6 floors got 10k more than the lower floors.

The units are very roomy for the area and strike you how how much room you get. The one bedroom units are over 1000 sq. ft. while the two bedrooms are 1470 sq. ft. Both units have 9 ft. ceilings. The higher units and the courtyard units are a little more expensive due to the views.The units have 320 parking spaces on the ground floor. The second floor opens onto the courtyard. The units surround a courtyard with 24 hour security. Many of the units were purchase as is and many were bought with an upgrade package. 

The best features of the complex are the secure garage parking, on site security guards, on site management, huge landscaped courtyard, several elevators, the address, the size of the units, and of course the location that is on the Street car line and is 10 minutes to the downtown area and the Warehouse District.  The mix of people living in the units were mainly retired people. This has changed over the past two years and you have a mix of professionals and younger people as well.

 

 


Parking is one the first floor. Every unit has at least one secure garage spot.

This is unit that I sold that that not redone on the fifth floor but in great shape.

These are shots before renovations have been done. This unit just happened to be more updated than most. Large living area with about 9 foot ceilings with a view of the interior court yard. Solid concrete construction allows for low eleectric bills and lower maintaince costs in the future.

New Orleans Condos

The upgrade packages were 25k for the one bedroom and 30k for the two bedroom. The complex covers an entire block on St. Charles. Great buy for the space, safety, and the location. The units do not have large windows and that historic look, but the trade-offs may be the right thing for you. The condo fees tend to be high but then you are getting a lot of security for you monthly fees. The pool is no longer there and has been replaced with a gold fish pond.

 


 The interstate is several blocks away to the Westbank. You are 17 blocks to the French Quarter and a short street car ride to Audubon Park.  The units are across the street from Houstons Rest.
