 The Bakery Condos in the Warehouse District

The Bakery Condos located in the New Orleans Warehouse District were renovated in 2003 and has 66 units in a four story 75 Year old building near the Convention Center. You guessed it, it was an old bakery. It is across the street from the Federal Fiber Mills. Small one bedroom condos make up the majority of the units with, larger one bedrooms, 2 bedrooms, and 18 penthouses on the upper floors. The Bakery features gated parking with some of the units having covered parking and others having a back lot. A small rooftop pool, fitness center, elevators, keypad entry are features. The small units initially sold for around 108k, for under 500 sq. ft. with the prices going up for the larger size one bedroom units. The condo fees are moderate and are accessed on a square footage basis. All the units that I have seen have been renovated in 2003 as a package from the developer or done by the owner. There have been a number of resales since the renovations. All of the units have had great appreciation. Few Condos left in the area where resales will be less than 200k for the smaller units. The units are well managed. There are a variety of configurations, sizes and views. The differences can be very drastic in the Bakery Condos.
The Bakery condos are a good choice. The units are managed well and suffered only broken windows during Katrina. The units will vary in appeal depending on where the units are in the buildings. Some have great appeal and others are just a place to live. Good location with easy access to the expressway and downtown New Orleans. Next door to the Federal Fibre Mills. Most of the units have parking in gated lot or in the garage.

This factory, built for the "Consumer's Biscuit Co." was in its time a state of the art bakery. It was built in 1920 and was converted to apartments in 1992. HRI the developer converted the apartments into Condos several years ago. The trend is to see rental units becoming fewer and fewer as these developments are converted into condominiums. | |

 Across the street is a large park and a Hotel, you are only a block from the convention center.
