The Elmwood Oaks Condos adjacent to the Elmwood Business Park near Jefferson Highway has been very popular because of price and location. Most of 101 units are 2 bedrooms on one level but there are a few one bedroom units. Secure entrance through a hallway. There are full size washer/dryer hookups. Each unit has a balcony or patio some facing the courtyard and some facing the parking lot. The 2 bedroom units are over 1000sq. ft. and would sell around the 150k range depending on condition. The one bedroom units are under 800sq. ft. Some fireplaces and vaulted ceilings, evevators, pool, tennis courts, attic space, parking, and reasonable condo fees of between 100k and 150k per month. Units are spread out so you dont get that cramped feel. Elevators are availiable in the two level buidings. FHA approved so live here and own at a lower month note than the Creeks in nearby River Ridge. Not far from Jefferson Highway or uptown via River Road or Jefferson Highway.
The Elmwood Oaks Condos are close to Old Jefferson and the city of Harahan. It has a Harahan address but is not in the city of Harahan. Check out the neighborhoods as that is one of the prime reasons condos tend to hold their values. The condo association seems to be well run and the units and common areas are always very clean and well kept. This means people are taking care of their homes.

Elmwood Oaks represents one of the better values for condos in the area. A great place to start. Many long time residents. Offers an easy to commute to many locations. Oschner, all Medical schools, the CBD, Elmwood Industrial area. They also seem to go up in value with time. Close to a lot of things. There are not many condos in the area and it makes these hard to duplicate. A great Value Pick of mine.

Elmwood Oaks Story- Recent Sale
I recently sold a two bedroom unit in Elmwood Oaks to a first time home buyer. Joey liked the complex because of the location and the potential of the unit that he bought. It was close to Elmwood Shopping Center and the Huey P. long Bridge. Joey works on the west bank at one of the plants upriver. He was able to get Louisiana Bond money which gave him a credit of $5600 at closing which more than paid for his closing cost plus getting a very low interest rate. The unit was a little dated but Joey wanted to do some changes himself that would add equity in his investestment. There were a couple of things found to be defective with the help of his inspector Matt Piazza. The owner lived out of town so Joey settled for $250 and he would do the repairs himself. Matt gives a discount for condos and has become an expert in area condos.
Joey was going to put wood floors in the unit which is a great move as people perfer that over carpet. He was smart in going with 3/4 inch Oak which is an upscale floor that you see in condos costing 500k. This will give it a very classy look and he should get his investment back easily. Best not to cut corners when it comes to floors. he is going to get rid of the wall paper on his own and repaint those areas. He will attach the kitchen which is very important in resales. Wince there are few units for sale here a nice unit should sell quickly when Joey gets ready to move on. I expect Joey to live here 4-5 years and move on to a home or a job promotion. This is the nature of condo life. This complex has little turnover which makes resale a little easier. It would also be hard to duplicate Elmwood Oaks in the area so its value should stay solid.
