The Sugar Plantation located at 840Tchoupitoulas in the heart of the New Orleans Warehouse District was a 2005 project that was a renovated 3 story warehouse that maintained the exterior brick veneer but is essentially new construction. The renovation included four buildings that were offices and warehouses. Named the Sugar Mill because this was a site of a former
Sugar Mill over a hundred years ago. It has the old character which people want in the warehouse district plus the new things you receive in a new conversion. Energy efficient AC/Heat units plus all new mechanical systems which mean little expense in the forward years. This is a good value because they are new and are in the center of the New Orleans Warehouse District. They will be hard to duplicate so that alone means value.

If the units have a negative it is that many do not have great views. The floors are scored concrete which really look great. The high ceilings and doors make the units larger than the indicated square footage. This along with the open kitchens and large living area make these very liviable units.



 

  •  43 residential units and a couple of commercial condos. The property is located among restaurants, galleries, shopping, cruise ships, convention center, Harrahs casino, and much more. Tis is in the center of the Warehouse District which is going to make it a very popular development because of it central location.
  •  The units are going to range in size from less than a 1000 sq. ft. to over 1800 sq. ft. There will be one , two and three bedroom units. Prices will range from the mid 200k's to 450k, pricing is in process of being finalized. Ceilings will be 10-14 ft. with exposed beams, bricks, large windows for plenty of light, large rooms for meetings and entertaining. Some of the units will have balances and terraces. Flooring will be a combination of scored concrete, carpeting in the bedrooms and tile.
  •  Condo fees will include water, maintenance, and  upkeep of the exterior and common areas. Amenities will include courtyard with pool, exercise room, party room, elevators, storage on ground floor, and indoor parking which is a large plus in the warehouse district and has value.
  •  Kitchens will be granite counter tops, nice cabinetry, stainless steel appliances. Kitchens will be open with a breakfast bar.  
  •  Ask about the tax abatement that will be in effect for 5 years after completion of the units. This is because its in  a Historic district.
  •  Call to find out the schedule as It has been  is expected to be open for bids and offers in the next couple of weeks in March 2005. Shown by appointment. You will need a loan approval letter with the presention of the offer. You will need a deposit of 5k along with a -------letter making up 10% of the price. Getting a pre-sale on a unit can give you instant equity when you close. This is not a given but it often happens. The developer has a price in this market and that is it. Your Buyers agent !
