 Update 2010, The Cotton Mills is now approved for FHA sales.  This is the first complex in the New Orleans Warehouse District to have that type of financing.  This means you can put down a 3.5% downpayment.
  
  Update 2009,  The Cotton Mill Condos continue to be a favorite in todays mnarket.  its one of the condo complexes in the Warehouse District where you can get some unit below 200k and right above for some nice units that will feel much larger than they area.  Many of units have been updated and changed by the owners since the conversion.  Its truly amazing what some have done to add value to the units.  This is a good thing when this happens in a condo association.

      The amenties are still a positive factor in many decisions that buyers make.   Most of the changes have been positive. Values have continued to be good.  You will still find people asking too much but I can tell you the true value as many people will not overpay.

 


     The conversion of the 269 Cotton Mills units from rentals to condos is complete.  The vast majority of the units are one and two bedrooms. There are several 3 bedrooms in the 1400-sq. ft. range.  The one and two range in size from 657 Sq. Ft. to 1260 Sq. Ft., there are 17 penthouse units which have already been sold when the property was first developed.  The units have warehouse  high ceilings of up to 20' and 10'-14' windows. Most of the units have 17-18' ceilings with exposed cypress beams, wood floors, iron connectors, exposed pipes and exposed masonry.

    There are many floor plans. Many of the Cotton Mills condos have been upgraded with new kitchens, granite counter tops, new cabinets, stainless steel appliances, solid wood doors, light fixtures, ceiling fans,floors where needed and carpeting . Some updates in the ceramic tiles in bathrooms and kitchens. Some of the units were sold as is condition and were in very good shape. Some owners opted to do their own updates.

     One of the nicest features of the Cotton Mills condos is the 25,000 sq. ft courtyard that covers a city block. You have a nice pool with a party room adjacent to it. There are plenty of grills that can be used. The in house gym is fully equipped with free weights and exercise equipment. The security station is manned and has gated entry. Packages and deliveries are kept here for your convenience. Elevators are easily accessible as are stairs. The parking is across the street and is a guaranteed spot to park on a contract basis. It is currently $100-125 per month on a contract basis. 

    The units have had some nice appreciation but remain one of the better values with very moderate condo fees. They have been easy to rent due the amenities such as gym, pool, security, upkeep and have the New Orleans Warehouse District Feel that people want. You are 10 blocks and short they are to the French Quarter. Several blocks to the New Orleans Convention Center. You can walk to work if you work downtown and has easy access to the interstate and the Mississippi River Bridge.

The interior photos are prior to renovations. The units are of varying sizes and shapes. The high ceilings and large windows set this apart at this price in the Warehouse District. A general idea of the layouts are; the units will have a upstairs loft enclosed or exposed depending upon the units. The units will have a down bedroom and a small kitchen. Units deceiving deciving in size due to the tall ceilings. Some overlook the courtyard and the others are city views. Washington, D.C., October 7, 1999) --
Where workers once toiled in a Southern mill, families now enjoy new apartments. The Maginnis Cotton Mill, in New Orleans´ Warehouse District, was built in 1882 and operated until 1944. Although the building went through a number of tenants, nobody rose to the challenge of restoring it. Then Historic Restoration, Inc. came along in 1998 with one of the largest renovation efforts New Orleans has ever seen.

The Cotton Mill is just one of HRI´s success stories around the country. This year, its efforts have earned it a National Preservation Honor Award from the National Trust for Historic Preservation. The award will be presented on Oct. 22 during the Trust´s National Preservation Conference in Washington, D.C., a week-long event marking the Trust´s 50th anniversary as the leader in the national preservation movement.

"HRI showed that preservation can be economically feasible and socially desirable," said Richard Moe, president of the National Trust. "HRI turns eyesores into community showpieces. Such projects are a model for preservation in other cities."

The Cotton Mill occupies a city block, with a half-acre inner courtyard. It now features 269 one-, two- and three-bedroom apartments, 18 penthouse condos, commercial space and a fitness center. Rather than gut the place, HRI worked with existing historic elements. Three landmarks penetrate the skyline: the 140-foot water tower (which disguises a cellular telephone tower), the brick boiler stack, and the restored clock tower. An artist created works of art from objects found during construction. HRI worked with the University of New Orleans on an extensive archaeological survey.

"More than any other company, HRI has caused the revitalization of the Warehouse District in New Orleans," said Camille J. Strachan, vice chairman of the National Trust Board of Trustees, who nominated HRI. "Pres Kabacoff and Ed Boettner, with their busy company of 200 people, are spreading the benefits of historic and adaptive restoration all across the country."
